Pre-Design Phase:
At the start of a project, we can assist you in defining the project by establishing clear project goals.
Good design grows out of a process of practical Research, Analysis and Synthesis. Activities in this
phase can include feasibility studies, site selection and analysis, master planning, and facility
programming. We can conduct site studies, create measured (as-built) drawings of existing facilities,
and help secure planning and zoning approvals.
Design Visualization:
The Schematic Design process converts programming and space needs into one or a series of design concepts, which are refined during the Design Development Phase. This process leads to a single
concept, defined in sufficient detail to include selection of major structural, mechanical, and electrical
engineering systems. Objectives of this part of the process include visual understanding of the design by
the Client and establishment of a project budget. Client feedback is an essential part of this phase.
We can provide three-dimensional architectural renderings of the project, which we consider to be
extremely valuable as an aid to communicating the potential impact of the project.
Design Documentation / Construction Documents:
After the Client approves the Design, the Design Team develops plans and specifications which become the Construction Documents; these serve as the basis for bidding and constructing the project, and are submitted to the local building and safety jurisdiction for review. We strive to clearly communicate design issues to all members of the Design Team.
Bidding and Construction:
We typically conduct the bidding process over several weeks in order to obtain sufficient bidding
exposure. If we use a list of pre-qualified /pre-selected bidders, we may be able to shorten the bid period. We assist the Client in evaluating the bids and selecting the successful bidder.
Once a Contractor is selected, we conduct a Preconstruction Meeting to establish proper channels of
communication, review Contractor's questions, establish a jobsite meeting schedule, review site access
and security, as well as permits, pay requests, submittals, and so on. We coordinate testing by
specialists, observation of earthwork procedures by geotechnical engineers, and others.
Review and processing of the Contractor's Applications for Payment, review of submittals, preparation of
field observation reports, responses to Contractors questions through Requests for Information (RFI) are
all essential services which we can and normally do provide.
Finally, we make an on-site review of the project, and issue a "punch list" of items in need of correction, in order to establish Substantial Completion of the project.
Guiding the project through to successful completion becomes our principle role during the Construction
Phase.
